FAQ

Questions about cents and ares

How many ares is 1 cent?

1 cent = 0.4047 ares. To convert, multiply the number of cents by 0.404686. The reverse: 1 are = 2.471054 cents.

Is a cent the same everywhere in India?

Yes. A cent is exactly one-hundredth of an acre — 435.6 square feet or 40.4686 square metres — wherever it is used (Kerala, Tamil Nadu, parts of Karnataka and Andhra). Local units that differ by region are the guntha, bigha and ground, not the cent.

Why does my Kerala thandaper or tax receipt show ares instead of cents?

Kerala revenue records — the thandaper, the basic-tax (land tax) receipt, Ente Bhoomi resurvey sketches and e-BTR — are maintained in the metric unit "are" (100 square metres). One are is 2.4711 cents, so 10.12 ares is 25 cents and 20.23 ares is 50 cents. Sale deeds and everyday conversation still use cents, which is why the two never look alike.

What is 20.23 ares in cents, and why does it matter?

20.23 ares is 50 cents. It is the limit for a Form 6 land-conversion application under the Kerala Conservation of Paddy Land and Wetland Act; above it, Form 7 applies. Similarly 10.12 ares is 25 cents — the threshold below which no Section 27A conversion fee is charged. See /services/real-estate/land-conversion.

Which unit should I use in a Form 6 / Form 7 application?

The Revenue eServices portal takes the extent as it appears in your land records — ares (and square metres for fractions). Convert your deed extent from cents to ares before filing: cents × 0.404686 = ares. If the deed and the thandaper disagree after the digital resurvey, resolve that first; see /services/real-estate/digital-resurvey.

Need the land converted, not just the number?

We handle Form 5, 6 and 7 land conversion, digital resurvey corrections and title checks across Kerala — for owners here and NRIs abroad.
