Kerala charges 8% stamp duty and a 2% registration fee on a sale deed, both on the higher of the notified fair value and the agreed price — 10% of the value in total. Gift and partition deeds among family members are concessional (₹2 per ₹1,000 and ₹15 per ₹10,000 stamp duty, minimum ₹1,000, plus 1% registration); gifts to non-family and partitions in other cases pay 8% + 2% and 6% + 2%. There is no concession for women buyers in Kerala.

How to find the fair value of land in Kerala

    Open the Registration Department’s fair value search

    The Kerala Registration Department publishes the notified fair value of land for every survey number. Search by district, RDO, taluk, village, desom and survey/sub-division number; the result is a rate per are (100 m²), with the land classification and the road-access category it was fixed for.

  2. 02

    Convert your extent to ares

    Fair value is per are; your deed is in cents. Ares = cents × 0.4047 (25 cents = 10.12 ares). Multiply the per-are rate by the ares to get the total fair value. Use the land area converter at /tools/land-area-converter if the extent is in square feet.

  3. 03

    Compare with the agreed price

    Stamp duty and registration fee are calculated on whichever is higher — the total fair value or the consideration in the deed. Under-stating the price does not reduce the duty and exposes both parties to penalties on later scrutiny.

  4. 04

    Check whether the fair value was revised

    Fair values are revised periodically (the last general revision applied a percentage increase across the state) and can be corrected on application when a survey number is obviously mis-classified. If the notified value looks wrong for the location, ask before you register, not after.

Questions about Kerala stamp duty

What are the stamp duty and registration charges in Kerala in 2026?

For a sale deed: 8% stamp duty plus 2% registration fee, both on the higher of the notified fair value and the sale price — 10% in total. Gift and partition deeds among family members are concessional (₹2 per ₹1,000 and ₹15 per ₹10,000 respectively, minimum ₹1,000, with 1% registration). There is no lower rate for women buyers in Kerala.

Is stamp duty in Kerala calculated on fair value or on the sale price?

On whichever is higher. The Registration Department notifies a fair value per are for each survey number; if your agreed price is below it, duty is charged on the fair value. If the price is higher, duty is on the price.

How much does it cost to register a gift deed to a son or daughter in Kerala?

Gift to a family member: stamp duty of ₹2 for every ₹1,000 of fair value (0.2%, minimum ₹1,000) and a 1% registration fee. For a property with a fair value of ₹50 lakh that is ₹10,000 stamp duty and ₹50,000 registration fee. Gifts to non-family members pay the full 8% + 2%.

What is the stamp duty on a partition deed in Kerala?

Among family members or legal heirs: ₹15 per ₹10,000 of the value of the separated shares (0.15%, minimum ₹1,000) plus 1% registration. In other cases: 6% stamp duty and 2% registration.

Do NRIs pay a different stamp duty in Kerala?

No — the same rates apply. What differs is the paperwork: a Special Power of Attorney executed abroad must be adjudicated and stamped in Kerala before it can be used for registration, and the PAN, passport and OCI or visa copies of the NRI are attached to the deed. See /services/nri-services.

Can I pay Kerala stamp duty online?

Yes. Stamp duty and registration fees are paid through the Registration Department’s online portal when the document is presented for registration (e-stamping / e-payment); physical stamp paper is only used for small-value documents such as affidavits. The Sub-Registrar’s office confirms the amount before payment.
