NRI Property Services in KeralaBuy, protect, convert and sell — from anywhere
Your representative on the ground in Ernakulam (Kochi), Thrissur and across Kerala since 1994. We do the title checks, registrations, Revenue Department follow-ups, inspections and difficult conversations that otherwise need you on a flight.
NRIs and OCI cardholders can buy residential and commercial property in Kerala without RBI permission, but not agricultural land, plantations or farmhouses (those can only be inherited or gifted by a resident relative). J Group Consultancy, based in Ernakulam near Kochi, acts as your local representative: we verify title, run the purchase or sale through a registered Special Power of Attorney, file and follow up land conversion (Form 5, 6, 7), keep taxes and records in your name, inspect the property on a schedule and act on encroachment — reporting to you on WhatsApp and email wherever you live.

Passport and OCI copies, Powers of Attorney and title deeds are processed on air-gapped machines, using software we built ourselves — never uploaded to online tools. How we handle your documents
Situations we handle every week
Most of our NRI clients live in UAE, Qatar, Saudi Arabia, Bahrain, Kuwait, Oman, United Kingdom, United States, Canada and Australia. Everything runs on WhatsApp, email and video calls; site visits are done on video, and signatures go through the consulate or apostille route.
Inherited family land
A share in ancestral property in Ernakulam, Thrissur or elsewhere in Kerala that needs partition, mutation into your name, land-tax regularisation, or a decision on whether to keep, convert or sell it.
Buying a plot, villa or apartment
You want to own a home or an investment property near Kochi, but cannot spend weeks in Kerala checking title, visiting the site and sitting at the Sub-Registrar’s office.
Land nobody is watching
A plot that has sat unfenced for years, with taxes unpaid, a neighbour’s wall creeping in, or a relative or tenant treating it as their own.
Paddy or wetland you want to build on
Land recorded as nilam in the Data Bank, or reclaimed before 2008, that needs Form 5, Form 6 or Form 7 conversion before a building permit is possible.
Selling and taking the money home
You want to sell, receive the proceeds in your NRO account, handle the buyer’s TDS correctly and repatriate within the FEMA limits — without flying down for every signature.
A dispute already under way
Boundary, partition, tenancy or fraud matters that need someone physically present at the Village Office, the RDO, the police station or the civil court.
What we do for NRI owners
How an NRI buys property in Kerala
The sequence we follow for every purchase, whether it is a 10-cent plot near Kochi or a commercial building in Thrissur. Skipping step 3 is how most NRI property problems begin.
- 01
Confirm what you are allowed to buy
Under FEMA an NRI or OCI can buy residential and commercial property freely, but not agricultural land, plantation property or a farmhouse. In Kerala the land record matters as much as the label: a “plot” recorded as nilam (paddy or wetland) cannot be built on until it is converted, so we check the classification and the Data Bank before you go further.
- 02
Check the fair value and the asking price
Every survey number in Kerala has a fair value notified by the Registration Department; stamp duty is charged on the higher of fair value and the sale price. We compare the asking price with fair value and recent transactions in the same village so you know what you are paying for and what registration will cost.
- 03
Verify the title before paying anything
We obtain the prior title deeds for at least 30 years, the encumbrance certificate, the current land-tax receipt and thandaper extract, possession and location certificates, the survey sketch and Data Bank status, and — for built property — the building permit, completion or occupancy certificate and property-tax record. We also confirm the seller’s identity and authority, and search for pending litigation.
- 04
Sign an agreement and pay through banking channels
The agreement to sell fixes the price, timeline and conditions and is backed by a token advance. All payments go from your NRE or NRO account or by inward remittance — never cash. If the seller is resident in India and the price is ₹50 lakh or more, the buyer deducts 1% TDS (Section 194-IA); if the seller is also an NRI, TDS applies on the whole consideration under Section 195.
- 05
Execute a Special Power of Attorney if you will not attend
A Special Power of Attorney limited to this property and these acts is executed before the Indian consulate, or notarised and apostilled in your country, then adjudicated and stamped in Kerala within the statutory period. We draft the scope, handle adjudication and act as, or supervise, the attorney holder.
- 06
Register the sale deed at the Sub-Registrar’s office
The sale deed is drafted, stamp duty and registration fee are paid at Kerala’s current rates, and the deed is registered with witnesses and biometric verification. You need a PAN, passport and OCI or visa copies, and address proof. We attend on your behalf under the PoA and send you the registered deed the same day.
- 07
Mutate the record and put protection in place
After registration we apply for mutation (pokkuvaravu) at the Village Office so the thandaper and land-tax receipt are in your name, transfer electricity and water connections, mark and fence the boundary, and set up a recurring inspection so the property is never left unwatched.

Six habits that stop encroachment
- Land tax in your name, every year. An unpaid or wrongly named tax receipt is the first thing an encroacher or a fraudulent seller exploits. We pay it and send you the receipt.
- Records checked annually. Thandaper, encumbrance certificate and survey records are pulled each year so any unauthorised entry is caught early.
- Boundaries marked and fenced. Survey stones, a fence or compound wall, and a nameboard where appropriate.
- Scheduled inspections. Quarterly or monthly visits with dated photographs and a short report on WhatsApp.
- Caveat when fraud is suspected. A caveat with the Sub-Registrar stops a document being registered on your property without notice to you.
- Immediate action on encroachment. Village Office complaint, survey demarcation, police complaint and civil injunction, in that order, as quickly as the facts allow.
What changes when the seller is an NRI
- Who can buy from you. Residential and commercial property can be sold to anyone. Inherited agricultural land can only be sold to a person resident in India.
- The buyer’s TDS. When the seller is an NRI the buyer must deduct TDS on the full sale consideration at the capital-gains rate plus surcharge and cess, unless you obtain a lower-deduction certificate from the Income Tax Department before the sale. Plan for this early — it decides your cash flow at registration.
- Where the money goes. Proceeds are credited to your NRO account. Up to USD 1 million per financial year can be repatriated with a chartered accountant’s Form 15CA/15CB, subject to the tax being paid.
- Capital gains and exemptions. Long-term gains may be reduced through reinvestment under Sections 54, 54F or 54EC. Your chartered accountant decides the structure; we make sure the documents and dates support it. This is general information, not tax advice.
- Selling through us. Verified NRI-owned plots, houses and commercial property are also listed on our properties portal, which reaches buyers across Kerala and abroad.
Tharam mattam (തരം മാറ്റം) without the travel
Form 5, Form 6 and Form 7 applications are filed online on the Revenue eServices portal, but the Village Officer’s field visit, the Krishi Bhavan report, LLMC hearings and objection replies all need someone in Kerala. We file, follow up and report the status at each stage — and if you already have an application number, you can track it yourself.
Questions NRIs ask us about Kerala property
Can an NRI buy property in Kerala?
Yes. Under FEMA, a non-resident Indian or OCI cardholder can buy residential and commercial property in Kerala without any RBI permission, paying through an NRE/NRO account or inward remittance. Agricultural land, plantations and farmhouses cannot be bought by NRIs or OCIs — they can only be inherited or received as a gift from a resident relative — so a rubber estate or paddy land purchase must be structured differently.
What NRI property services does J Group provide in Kerala?
Title verification and due diligence before purchase, transaction management through a registered Special Power of Attorney, land conversion (Form 5, 6, 7) and building-permit follow-up, encroachment and boundary disputes, tenant and lease management, property tax and mutation, inheritance and partition matters, and periodic inspection reports with photographs — all handled locally in Kerala on your behalf.
Do I need a Power of Attorney to buy or sell property in Kerala from abroad?
Only if you cannot attend registration in person. A Special Power of Attorney limited to the specific property and acts is safer than a General Power of Attorney. It should be executed before the Indian consulate (or notarised and apostilled), adjudicated and stamped in Kerala within the statutory period, and registered with the Sub-Registrar where property is being sold. We draft the PoA scope, arrange adjudication and act as, or supervise, the attorney holder.
How do I protect my Kerala property from encroachment while I live abroad?
Keep the boundaries physically marked and fenced, keep land tax paid in your own name every year, have the thandaper and survey records checked annually, register a caveat with the Sub-Registrar if you suspect fraud, and have someone inspect the property regularly. J Group runs scheduled inspections, pays taxes on your behalf, and acts immediately on encroachment through the Village Office, police and civil courts.
Can an NRI sell inherited agricultural land in Kerala?
Yes. Inherited agricultural land can be held and sold by an NRI, but only to a person resident in India. Sale proceeds go to an NRO account and can be repatriated up to the USD 1 million per financial year limit with a chartered accountant’s Form 15CA/15CB certificate. If the land is paddy or wetland, its Data Bank status and any conversion history affect the price and the buyer pool.
What tax applies when an NRI sells property in Kerala?
The buyer must deduct TDS on the full sale consideration when the seller is an NRI (at the applicable long-term or short-term capital-gains rate plus surcharge and cess), unless a lower-deduction certificate is obtained from the Income Tax Department in advance. Capital gains tax, exemptions under Sections 54/54F/54EC and repatriation limits are handled by your chartered accountant; we coordinate the documents and timelines. This is general information, not tax advice.
Can NRIs apply for land conversion (Form 5, 6, 7) in Kerala?
Yes. The application is filed online through the Revenue eServices portal or an Akshaya centre, but site verification, hearings and document submissions need a local representative. We file and follow up Form 5, Form 6 and Form 7 applications for NRI owners and report status at each stage.
Which countries do your NRI clients live in, and how do we work together?
Most clients are in the UAE, Qatar, Saudi Arabia, Bahrain, Kuwait, Oman, the UK, the US, Canada and Australia. Everything runs on WhatsApp, email and video calls: documents are shared as scanned copies, site visits are done on video, and signatures are handled through the consulate or apostille route. Fees are agreed in writing before work starts.
How does J Group keep an NRI client’s documents confidential?
Client documents — passport and OCI copies, Powers of Attorney, title deeds, tax receipts — are processed on air-gapped machines that never connect to the internet, using software J Group built in-house. Compressing scans to fit portal upload limits, which most people do on free websites, is done offline. The one step that has to be online is filing on the government portal itself.
