A land file describes a property and its owner in more detail than almost any other paperwork. Here is how we keep ours off the internet while we work on it — and, just as plainly, the steps that no one can take offline.
J Group Consultancy handles client documents on air-gapped computers — machines with no connection to the internet — using software the firm developed in-house. Work most people do by uploading files to free websites, such as compressing a scanned title deed or a photograph to fit a government portal’s upload limit, is done offline on those machines, so a client’s deed, identity documents and tax receipts are not handed to a third-party website along the way. The firm is moving more of its internal processes onto air-gapped systems.

Where land documents actually leak
- A land file is a complete identity kit. The title deed carries the survey number, extent and boundaries; alongside it sit Aadhaar and PAN copies, tax receipts in the owner’s name, signatures, and for owners abroad a passport, OCI card and Power of Attorney. Together they describe a property and its owner in enough detail to be misused.
- The ordinary leak is an ordinary step. Government portals cap the size of each upload, so scanned deeds and phone photographs almost always need shrinking first. The usual way to do that is a free compressor website — which means a copy of the document has been uploaded to a server nobody in the transaction knows anything about.
- Nobody can say afterwards where that copy went. How long it was kept, who could read it and whether it was used for anything else are questions the person who uploaded it cannot answer. The only reliable fix is not to make the copy.
Air-gapped, and our own tools
Machines with no connection
The computers that process client documents are air-gapped: no internet, no Wi-Fi, no cloud sync. A file on them cannot be reached remotely, because there is no connection to reach it through.
Software we wrote ourselves
The tools that run on those machines were developed in-house. Because they are our own, nothing about them depends on an online service — there is no vendor account to sign in to and no website the work has to pass through.
Compression done offline
Scanned deeds, certificates and photographs are compressed to meet portal upload limits on those machines, not on a website. It is the step where documents most often leak without anyone noticing, which is exactly why it happens offline.

We are actively moving more of our internal processes onto air-gapped systems. Each one is a place a client’s document no longer has to go.
What cannot be offline
Being precise about the limits is part of taking this seriously. Three things sit outside any firm’s air gap:
- Filing. The Revenue Department, e-District and the Registration Department accept applications only through their online portals, so the finished file is uploaded there. Nobody can take that step offline.
- Messages. Documents you send us by WhatsApp or email travel through those services, as they do for anyone.
- Government records. Survey, tax and registration records are held on government systems whatever any of us does.
The air gap governs the processing we do on your documents. That is the part we control, and it is where we have removed the copies other people’s servers would otherwise receive.
Questions about how we handle documents
Does J Group Consultancy upload client documents to online tools?
No. Compressing and preparing client documents — scanned title deeds, certificates, photographs — is done on air-gapped machines using software the firm built in-house. The only upload is the one nobody can avoid: filing the finished application on the government portal, which accepts it online only.
What does air-gapped mean?
An air-gapped computer has no connection to any network — no internet, no Wi-Fi, no cloud sync. Files on it cannot be reached remotely, because there is no connection to reach them through. It is the usual answer wherever confidentiality matters more than convenience.
Why not just use a free online PDF compressor?
Because using one means uploading a copy of your deed, your identity documents or your tax receipts to a server run by someone you do not know, under terms few people read. Portal upload limits make compression unavoidable in Kerala land work; doing it offline removes that copy altogether.
Is my WhatsApp or email to J Group also offline?
No, and we would rather say so plainly. Messages travel through WhatsApp or your email provider as they do for anyone. The air gap applies to the processing we do on your documents once we have them, such as compressing them for filing.
Who built the software J Group uses for client documents?
J Group did. The tools were developed in-house for the firm’s own document work, which is why they can run on machines that never go online.
Does anything change for NRI clients?
Nothing you need to do differently. NRI files usually carry more documents — passport and OCI copies, a Power of Attorney, bank records — so there is more to protect, and the same offline handling applies to all of it.
